## Key takeaways

- Mews is the strongest all-round hotel PMS for independents and growing groups, and Cloudbeds is the most complete all-in-one for small and mid-sized properties.
- Apaleo suits API-first groups at €8 per room per month with a €400 minimum, and Oracle OPERA Cloud remains the default for large chains and brand-approved hotels.
- For B&Bs and small hotels, RoomRaccoon and eviivo publish their prices, and Amenitiz targets properties from three rooms.
- Five of the eight vendors sell on quote, so compare payment fees, per-booking fees and monthly minimums, not just the subscription line.
- Guests now shortlist hotels in AI assistants, so a good PMS and booking engine also need a hotel that ChatGPT or Gemini actually names.

Mews is the best hotel PMS in 2026 for most independent hotels and growing groups, Cloudbeds is the most complete all-in-one for small and mid-sized properties, Apaleo suits API-first groups and Oracle OPERA Cloud remains the standard for large chains. For B&Bs and small hotels, RoomRaccoon and eviivo publish their prices, and Amenitiz targets properties from three rooms.

We compared eight cloud property management systems on fit by property size, scope, openness and price transparency. Every price below was checked on the vendor's own pricing page on October 28, 2026. "On quote" means the vendor publishes no figure.

### 1. Mews

Mews is the most complete cloud PMS for hotels that want one system from booking to payment. Its prices stay hidden until you talk to sales, so ask for the payment fees in writing next to the subscription.

- Best for: Independent hotels and growing groups that want PMS, payments and guest flows on one cloud platform
- Price: On quote, priced per room (Core, Pro and Enterprise plans) (checked on 2026-10-28)
- Strengths: More than 15,000 hotels in 85 countries use Mews, according to the company; The Pro plan bundles PMS, revenue management, channel manager, booking engine, payments and guest technology; Core plan for simpler properties, Enterprise set up with sales for multi-brand groups; Mews says it was named Best PMS for the third year running in 2026
- Limits: No public price, every plan goes through a sales quote; Payment processing fees, POS and bookable services such as parking are billed outside the subscription
- URL: https://www.mews.com/en

### 2. Cloudbeds

Cloudbeds is the safest all-in-one choice for a small or mid-sized property that wants distribution handled in the same tool as the front desk. Budget for the add-ons if you want revenue management or a CRM.

- Best for: Small and mid-sized independents, hostels and portfolios that want PMS, channel manager and booking engine in one contract
- Price: On quote (Flex, One, Experience and Enterprise plans) (checked on 2026-10-28)
- Strengths: 20,000+ properties in 150+ countries and 450+ integration partners, according to Cloudbeds; No added commission on bookings made through its booking engine or channel manager; Offers sized from 1 to 49 rooms up to portfolios of 500+ rooms, units or beds
- Limits: No figure on the pricing page, every plan needs a quote request; Revenue management, guest CRM, websites and reputation management are sold as add-ons
- URL: https://www.cloudbeds.com/

### 3. Apaleo

Apaleo suits operators with a product or IT team who want to assemble their own stack around a clean PMS core. For a 20-room independent, the €400 minimum works out at €20 per room, and an all-in-one tool is usually simpler.

- Best for: Hotel groups, serviced apartment brands and tech-minded operators that want an API-first PMS
- Price: €8 per room per month, minimum €400 per month (checked on 2026-10-28)
- Strengths: Public per-room price with no setup, license, maintenance or integration fees; All APIs included at no extra cost, with 200+ apps in the Apaleo Store; Customers named by Apaleo include citizenM, Numa, Limehome and easyHotel; Apaleo Pay processing starts at 0.6%
- Limits: The €400 monthly minimum equals 50 rooms at list price, so smaller hotels pay more than €8 per room; Many functions come from Store apps, and their prices are not listed on Apaleo's pricing page
- URL: https://apaleo.com/

### 4. Oracle OPERA Cloud

OPERA Cloud remains the reference for chains and franchised hotels whose brand standards call for it. Smaller independents will usually get value faster from a lighter cloud PMS.

- Best for: Large chains, full-service and luxury hotels that need brand approval and multi-property operations
- Price: On quote (checked on 2026-10-28)
- Strengths: Approved by IHG Hotels & Resorts in January 2026 as a cloud PMS for its Americas and EMEAA properties; Oracle says it supports fiscal compliance in 236 countries and territories; Oracle Hospitality also sells distribution, mobile guest experience and restaurant point-of-sale products
- Limits: No public pricing, every deployment is quoted; Built for large operations, so a small independent pays for depth it will rarely use
- URL: https://www.oracle.com/hospitality/hotel-property-management/opera-cloud/

### 5. RoomRaccoon

RoomRaccoon is one of the few all-in-one systems that shows its prices, which makes budgeting easy for a small hotel. Check the add-on costs before you compare it with a quote from Cloudbeds or Mews.

- Best for: Small independent hotels and B&Bs that want an all-in-one system with a public price list
- Price: From £130 per month (Entry) to £345 (Pro) on annual billing, £156 to £414 month to month, VAT not stated (checked on 2026-10-28)

- Limits: Payment and card machine transaction fees are billed outside the subscription; Add-ons such as revenue management, upselling and housekeeping have no public price
- URL: https://roomraccoon.co.uk/

### 6. Amenitiz

Amenitiz fits owners who want their website and their PMS from one vendor, with local teams in southern Europe. Properties that rely on many integrations should confirm the Advanced plan covers them.

- Best for: Very small independent hotels, B&Bs and guesthouses, especially in France, Spain, Italy and Portugal
- Price: On quote, based on the number of rooms (Core and Advanced plans) (checked on 2026-10-28)
- Strengths: More than 15,000 independent hotels use Amenitiz, according to the company; Website builder, PMS, booking engine and a channel manager connected to 150+ OTAs in one tool; No commission on direct bookings, and AmenitizPay charges 1.5% + €0.25 per transaction
- Limits: No public price, quotes come after a call or a demo; Automation, revenue management, POS integrations and the Open API sit in the Advanced plan
- URL: https://www.amenitiz.com/en/

### 7. eviivo

eviivo is the most transparent option in this list for small properties and rental hosts, with an online configurator and a free trial. Add the per-room modules and the booking fee to see the real monthly bill.

- Best for: B&Bs, inns, small hotels and short-term rentals that want to order online without a sales call
- Price: From $50 per month for one property, from $125 for multi-property, add-ons extra (checked on 2026-10-28)
- Strengths: 28,000+ properties in 70 countries, according to eviivo; 14-day free trial for a single property, 30 days for multi-property; Add-ons priced per room, from $1 (Payment Manager) to $3 (Guest, Promo and Owner Manager)
- Limits: $0.50 per confirmed booking when you use its messaging or payment services; Larger inventories move to volume pricing on quote, and the page states the threshold as 10 rooms in one place and 25 in another
- URL: https://eviivo.com/

### 8. Hotelogix

Hotelogix is a long-standing cloud PMS with multi-property and central reservation tools in the same product. Ask for a quote that spells out which modules are included.

- Best for: Independent hotels and small groups that want PMS, channel manager and central reservations from one vendor
- Price: On quote (depends on hotel size and integrations) (checked on 2026-10-28)
- Strengths: Founded in 2008 and based in Singapore, with 12,000+ hotels in 100+ countries according to Hotelogix; Software available in 13 languages; Multi-property tools with a central reservation office and CRS; 100+ third-party integrations in its marketplace
- Limits: Pricing only on request, by email or form; Smaller integration catalogue than Cloudbeds (450+ partners) or Apaleo (200+ apps), based on each vendor's own figures
- URL: https://www.hotelogix.com/
## How we compared these hotel management systems

We ranked each system on how well it serves the properties it targets, not on the length of its feature list. The facts come from vendor websites, pricing pages and public announcements listed in the sources. We did not run paid trials or test the systems on a live property.

The criteria, in plain words:

- **Fit by size and type.** A 6-room B&B and a 40-hotel group need different things, so each tool is judged against its own target.
- **Scope of the base offer.** Front desk, housekeeping, channel manager, booking engine and payments, and what costs extra.
- **Openness.** Public APIs and the number of integrations or apps each vendor claims.
- **Price transparency.** A public price or a quote, plus payment fees, per-booking fees and minimums.
- **Cloud delivery.** Browser access with no server to maintain at the hotel.

## What does a hotel PMS do?

A property management system is the hotel's operating record. It holds room inventory, reservations, guest profiles, folios and invoices, and it drives check-in, check-out and housekeeping.

Around it sit the channel manager that pushes rates and availability to OTAs, the booking engine on your website, payments, revenue management and point of sale. Cloudbeds, RoomRaccoon, Amenitiz and Mews bundle most of these. Apaleo keeps a lean core and relies on apps from its store.

Most hotel software is now sold as a cloud PMS, billed monthly and often per room. That model removes the on-site server, but it shifts the cost into a recurring line that grows with your room count and payment volume.

Your PMS is also where performance metrics come from. Occupancy, ADR and RevPAR are calculated from the rooms sold and the revenue it records, and our [RevPAR guide](/en/revpar) explains the formulas with 2025 benchmarks.

## Which PMS for a small independent hotel or B&B?

For a property under about 30 rooms, pick an all-in-one system that includes the channel manager and the booking engine and shows a price before the demo. RoomRaccoon, eviivo and Cloudbeds fit that brief, and Amenitiz is built for owners who also need a website.

RoomRaccoon's [UK pricing page](https://roomraccoon.co.uk/pricing/) lists four plans, from Entry at £130 per month to Pro at £345, with annual billing advertised at 20% less. [eviivo](https://eviivo.com/pricing/) starts at $50 per month for one property and adds per-room modules, such as payments at $1 per room or guest messaging at $3 per room. eviivo also gives 14 days free.

Watch the minimums. [Apaleo](https://apaleo.com/pricing) lists €8 per room per month but charges at least €400, which equals 50 rooms at list price. A 20-room hotel would pay €400, or €20 per room, so the headline rate only applies from 50 rooms upward.

Cloudbeds has an offer for properties of 1 to 49 rooms, and [Mews](https://www.mews.com/en/pricing) prices per room with an indicative 10-room example on its pricing page. Both can fit a small hotel, but you will only see a number after a quote.

## Which PMS for a hotel group or chain?

Groups should put multi-property reporting, central reservations, open APIs and brand approval first. Mews Enterprise, Apaleo and Oracle OPERA Cloud are built for that, while Cloudbeds and Hotelogix cover smaller portfolios.

OPERA Cloud is still the system many brands ask for. In January 2026, [Oracle announced](https://www.oracle.com/news/announcement/oracle-approved-by-ihg-hotels-and-resorts-as-a-property-management-provider-2026-01-29/) that IHG Hotels & Resorts approved it as a cloud PMS for properties in the Americas and EMEAA, and Oracle says it supports fiscal compliance in 236 countries and territories.

Apaleo targets groups that want to build their own stack. Its [customer list](https://apaleo.com/) includes citizenM, Numa, Limehome and easyHotel, and every API is included in the per-room price. Mews sets up Enterprise contracts with its sales team for multi-brand groups and property networks.

For portfolios of a few hotels, Cloudbeds has separate offers for 100 to 499 rooms and for 500 rooms or more. [Hotelogix](https://www.hotelogix.com/) sells multi-property, CRS and central reservation office modules in the same product.

## How much does hotel PMS software cost in 2026?

Published prices start around $50 per month for a small property and reach several hundred pounds or euros per month for a 50-room hotel. Five of the eight vendors in this list only sell on quote, and the subscription is rarely the whole bill.

These are the cost lines we found on vendor pages:

| Cost item | Example from vendor pages (checked 2026-10-28) |
|---|---|
| Per-room subscription | Apaleo, €8 per room per month with a €400 minimum |
| Plan tiers | RoomRaccoon, £130 to £345 per month |
| Per-room add-ons | eviivo, $1 to $3 per room per month |
| Payment processing | Apaleo Pay from 0.6%, AmenitizPay 1.5% + €0.25 |
| Per-booking fees | eviivo, $0.50 per confirmed booking with messaging or payments |
| Modules outside the plan | Mews bills POS and bookable services as add-ons |

Payment fees can outweigh the subscription. On €400,000 of card payments a year, a gap of 0.5 percentage points in the processing rate is €2,000, more than a €150 monthly difference between two plans (€1,800 a year).

Ask each vendor for a quote built on your real room count, your payment volume and the integrations you already pay for, such as a revenue management system, a POS or door locks.

## What should you check before signing a PMS contract?

Get five answers in writing before you sign: data export, migration, payments, integrations and price thresholds. A cheap plan that lacks one interface you need ends up costing more than a dearer one that connects.

- **Data export.** In which format you can extract reservations, guest profiles and invoices if you leave.
- **Migration.** Who imports future bookings and guest history, and at what cost.
- **Payments.** Whether you must use the vendor's processor, and the rate by card type.
- **Integrations.** Confirm that your channel manager, RMS, POS and locks are supported today, not on a roadmap.
- **Thresholds.** eviivo mentions volume pricing above 10 rooms in one place on its page and above 25 in its FAQ, so ask which applies to you.

Multi-country groups should also check invoicing and fiscal rules country by country. That is one reason chains keep choosing systems such as OPERA Cloud that state their compliance coverage.

## How do guests find hotels now, and where does your PMS fit?

A growing share of travelers ask an AI assistant where to stay before they open an OTA or your website. Deloitte's [2026 summer travel survey](https://www.deloitte.com/us/en/about/press-room/deloitte-as-rising-costs-slow-summer-travel-to-six-year-low-travelers-plan-to-spend-more.html) found that adoption of generative AI to plan travel reached 25% in 2026, up from 15% in 2025.

The booking step is moving into those assistants too. Booking.com and Expedia were among the first [apps inside ChatGPT](https://openai.com/index/introducing-apps-in-chatgpt/) in October 2025. In August 2026, Google started rolling out [hotel booking in AI Mode](https://techcrunch.com/2026/08/27/googles-ai-mode-can-now-track-flight-prices-help-book-hotels-and-more/) in the US, with partners such as Booking.com, Expedia, Hilton, IHG, Marriott and Wyndham.

Your PMS and booking engine keep rates and availability right once a guest reaches your site. Whether an assistant names your hotel in the first place depends on your website content and on the sources it trusts. We compared the tools that measure this in our guide to the [best GEO tools for hotels](/en/best-geo-tools-for-hotels).

## Frequently asked questions

### What is the best hotel PMS in 2026?

Mews is the strongest all-round choice for independent hotels and growing groups, and Cloudbeds is the most complete all-in-one for small and mid-sized properties. Apaleo suits API-first groups and Oracle OPERA Cloud remains the standard for large chains. The right pick depends on your room count, the integrations you need and how much you want bundled.

### What is the difference between a PMS and a channel manager?

The PMS runs the hotel internally, with reservations, room status, guest profiles, billing and reports. The channel manager sends rates and availability to OTAs such as Booking.com and Expedia and brings their bookings back into the PMS. Many cloud systems, including Cloudbeds, RoomRaccoon and Amenitiz, bundle both.

### How much does a hotel PMS cost per month?

Among the prices we checked on October 28, 2026, eviivo starts at $50 per month for one property, RoomRaccoon runs from £130 to £345 per month and Apaleo charges €8 per room with a €400 monthly minimum. Mews, Cloudbeds, Oracle OPERA Cloud, Amenitiz and Hotelogix sell on quote. Payment processing and per-booking fees come on top.

### Is a cloud PMS better than an on-premise system?

A cloud PMS runs in the browser, so there is no server to maintain at the hotel and updates arrive automatically. It also makes multi-property reporting and remote work easier. The trade-off is dependence on the hotel's internet connection, so plan a backup line.

### Which PMS is best for a small hotel or B&B?

Small properties usually do best with an all-in-one tool that includes the channel manager and the booking engine. RoomRaccoon and eviivo publish their prices, Amenitiz bundles a website builder and Cloudbeds has an offer for 1 to 49 rooms. Avoid systems with high monthly minimums, since they raise the real cost per room.
